Deal Sourcing & Acquisitions

  • Target Markets: Mixed-use, Multifamily properties, and property management firms throughout the top MSA's in the Midwest. (Wisconsin, Iowa, Minnesota, Nebraska)

  • Investment Strategy: Identify opportunities in markets with strong growth potential, focusing on value-add opportunities with the ability to increase returns through renovations and improved management.

Capital Raising

  • Funding Approach: Combination of equity investment, debt financing, and joint ventures.

  • Investor Relations: Target 506(b) & 506(c) offerings along with institutional partners with a focus on long-term value creation.

Property Repositioning & Management

  • Renovation Strategy: Focus on upgrading amenities, improving operational efficiencies, and enhancing resident experience.

  • Management Philosophy: Implement best-in-class property management practices, prioritizing proactive communication, security, and resident satisfaction.

Exit Strategy

  • Short-Term Growth: Our strategy starts with acquiring Mixed-Use and Multifamily properties, completing renovations, and using a cash-out refinance approach to return capital to investors within 1-2 years. We aim to achieve target returns of 15%-20%.

  • Long-Term Growth: Focus on holding properties for 5-20 years to realize value through both capital appreciation and cash flow.

  • Exit Options: Sale of assets, refinancing, or potential mergers and acquisitions with larger firms.
